Rambler Tempe Delivers 829 Beds in a 14-Story Tower Steps from ASU

Tempe’s student housing skyline has a new addition. Austin-based LV Collective, in partnership with Kayne Anderson Real Estate, announced on August 24 that it has delivered Rambler Tempe, a 14-story purpose-built student housing community at 1020 E. Apache Boulevard, a short walk from Arizona State University’s Tempe campus.

The numbers are substantial. Rambler Tempe totals 552,380 square feet with 289 units and 829 beds in floor plans ranging from studios to four-bedroom units. Residents began moving in on July 24, ahead of the fall semester. Shepley Bulfinch served as architect, Layton Construction was the general contractor, Variant Collaborative handled interior design, and Pacific Life provided debt financing.

LV Collective’s Rambler brand is built around integrating academic, wellness, and social spaces throughout the building rather than isolating them in a single amenity floor, and the Tempe community continues that approach with on-site programming and resident support. LV Collective President Jonathan Reyes called it the firm’s second Arizona development and part of a measured expansion into high-demand university markets.

Rambler Tempe arrives in a market that has absorbed a remarkable amount of new student housing over the past decade. Apache Boulevard and the blocks between the light rail line and the campus now hold a string of mid-rise and high-rise communities, and ASU’s Tempe enrollment of more than 51,000 students continues to support demand for beds within walking distance of class.
