Kinella Capital has finished converting the 11-story former BMO Harris Bank tower at Central and Camelback into 163 apartments, with a 150-foot atrium, a rooftop pool, and ground-floor retail.

One of Uptown Phoenix’s most recognizable buildings has a new life. One Camelback, the 11-story former BMO Harris Bank office tower at Central Avenue and Camelback Road, has been converted into 163 apartments and is welcoming its first residents this month. Greater Phoenix In Business Magazine reported on October 5 that about 20 percent of the homes were leased sight unseen before opening, and AZBEX listed the project among its Arizona Projects on October 9.

Arizona-based Kinella Capital, led by CEO and principal TK Stratton, bought the building in late 2025, when the conversion was roughly 80 percent complete after an earlier effort stalled. Kinella updated the core building systems, refined the arrival experience and amenities, and carried the project through its certificate of occupancy. “This building had been sitting there with so much potential, and we knew it was time to get it across the finish line,” Stratton said.

Inside the conversion

The residences range from studios to three bedrooms, at 532 to 1,898 square feet. The design leans into the bones of the original 1980s bank building: a glass facade, exposed concrete ceilings, floor-to-ceiling windows, and a central atrium that rises about 150 feet. Homes include smart-home features, Samsung appliances, quartz countertops, wood-style flooring, and full-size washers and dryers. Residents share a rooftop pool and spa with cabanas, grills, and fire features, plus a fitness studio and a resident clubhouse.

The ground floor holds nearly 11,000 square feet of retail, where EverSpan Health is building an integrated health optimization center, with more tenant announcements expected. The address, One East Camelback Road, puts residents near Uptown Plaza, local restaurants and shops, and the Camelback light rail station.

Why it matters to JFN

Office-to-residential conversion is some of the most demanding plumbing and mechanical work in multifamily. An office floor is organized around a few shared restroom cores, while an apartment floor needs a kitchen, at least one bathroom, and laundry in every home. That means new drain and vent stacks threaded through existing concrete, domestic and hot water distribution sized for residential demand, dryer exhaust and condensate routing for each unit, and HVAC rethought for living space instead of open office. Add a rooftop pool and spa plus ground-floor retail, and the coordination load grows again. We are glad to see such a visible Uptown corner filled with residents, and every conversion that succeeds strengthens the case for reusing more of Phoenix’s existing buildings as housing.
