NexMetro Opens Avilla Marigold, 214 Single-Level Rental Homes in Buckeye

Buckeye’s rental market is getting a distinctive new neighborhood. NexMetro Communities announced the opening of Avilla Marigold, a gated 19-acre build-to-rent community of 214 single-level, mostly detached cottage-style rental homes at 19765 W. Thomas Road. It is the company’s 26th Avilla Homes neighborhood in metro Phoenix, and pre-leasing is underway ahead of an opening later in September.

The homes come in one-, two-, and three-bedroom plans with private fenced backyards, 10-foot ceilings, quartz counters, stainless appliances, hard-surface flooring, and smart-home technology. Community amenities include a resort-style pool and spa, outdoor lounge and grilling areas, a dog park, optional garages with electric vehicle access, and a 24-hour on-site maintenance team. Regional Managing Director Jared Geisler said the project is aimed squarely at Buckeye’s fast-growing population.

NexMetro helped define the build-to-rent category in Arizona, and Avilla Marigold continues the model of detached, single-story rental homes that feel like a traditional neighborhood while operating like a professionally managed apartment community.

Buckeye has been one of the fastest-growing cities in the country for several years running, and much of that growth has arrived as for-sale subdivisions. Professionally managed rental neighborhoods like Avilla Marigold add a different kind of housing to the mix, giving residents who are not ready to buy a way to live in a detached home with a yard while staying flexible.

Build-to-rent looks like single-family housing from the street, but it is built and operated as multifamily, and the plumbing and mechanical approach reflects that: hundreds of individual homes, each with its own water heater, HVAC, and full kitchen and bath rough-in, delivered on a production schedule to a single owner with a 24-hour maintenance team standing behind it. The West Valley is where much of Arizona’s next wave of rental housing will land, and communities like this one show the market maturing well beyond the traditional garden-style apartment.
