
The Dallas-based developer's newest Class-A community brings one-, two-, and three-bedroom apartments to one of the fastest-growing multifamily markets in the country.
Gilbert has a new Class-A apartment community. Leon Multifamily, a subsidiary of Dallas-based Leon Capital Group, has opened Silo Morrison Ranch, a 231-unit community at 3340 E. Warner Road in Gilbert’s Morrison Ranch neighborhood. The opening was announced August 5 alongside a sister community in North Carolina, and leasing is now underway.
LMF Construction, Leon Capital’s in-house building arm, served as general contractor, and Greystar Real Estate Partners is handling leasing and management. The unit mix includes one-, two-, and three-bedroom apartments. Amenities lean toward the resort end of the market: a resort-style pool and spa, fitness center, private co-working suites, a fenced dog park, a pickleball court, and clubhouse event space.
Leon Capital pointed to continued demand for high-quality rental housing in the Phoenix East Valley, which the company described as one of the fastest-growing multifamily markets in the country. Morrison Ranch, with its distinctive agrarian-inspired planning and mature tree-lined streets, has become one of Gilbert’s most sought-after addresses, and Silo adds a rental option in a neighborhood that has been dominated by for-sale housing.
The opening also reflects a broader pattern among national developers. Leon Capital has been expanding its multifamily footprint across the Sun Belt, and pairing an in-house general contractor with a third-party operator like Greystar lets the firm control construction quality while leaning on a specialist for day-to-day leasing. For Gilbert, the result is more housing choice in a town that continues to rank among the fastest-growing large communities in the United States.

Every new community that opens in the East Valley is a reminder of how much multifamily product Arizona is still absorbing. Pools, spas, fitness centers, and co-working suites all add mechanical and plumbing scope well beyond the units themselves, and developers who build with their own construction arms tend to value subcontractors who can hold a schedule across repeated projects. We celebrate openings like this one because a healthy pipeline of Class-A communities is good for the whole Arizona building trades community, from the design table to the last fixture set.
