Aspendale Scottsdale Opens October 1 With a Frank Lloyd Wright-Inspired Plan for 55-Plus Living

Scottsdale is about to welcome one of the more architecturally distinctive rental communities in the Valley. Aspendale Scottsdale, a 55-plus active adult community on Frank Lloyd Wright Boulevard, launches October 1, 2026, according to AZ Big Media. It is the fourth Aspendale community from Denver-based Headwaters Group and the first outside Colorado.

The community holds 161 apartment-style homes and 10 semi-detached casitas. The design draws directly on Taliesin West, Frank Lloyd Wright’s winter home and studio a short drive away. Seen from above, the building traces a spiral that echoes Wright’s Whirling Arrow motif, and the team carried the theme through exterior colors, cladding, and expansive windows meant to bring the outside in, in the words of Mason Baich, Headwaters’ director of asset management.

Santulan Architecture designed the project with local architect Doug Sydnor. On the firm’s project page, the abstracted Whirling Arrow plan generates four breezeways that channel desert air into a central shaded courtyard while doubling as walking paths through the community. Headwaters’ May 2025 brand announcement put the community at 13850 N. Frank Lloyd Wright Blvd., described it as three stories with views of the McDowell Mountains, and noted construction began in December 2024.

Amenities include a great room and community kitchen, two fitness studios, a makerspace, a wellness room with massage and telehealth space, a resort-style pool, a courtyard with grills and a fireplace, a dog park, and a community garden. Community manager Yasmine Marcano told AZ Big Media that resident-led programming is what sets Aspendale apart from a typical multifamily community.

Active adult and senior communities are a core part of what we build, and a plan like this one is a good reminder that architecture and mechanical design are inseparable. A spiral footprint with four breezeways and a central courtyard means wet walls and risers that do not line up on a simple grid, longer domestic water and drain runs that need careful sizing, and mechanical zoning that has to respect passive cooling rather than fight it. Add a community kitchen, a wellness room, a pool, and 171 homes built for residents who expect quiet, reliable comfort, and the plumbing and mechanical scope becomes central to the resident experience.
